Block management services & fees

Block management:

All fees include VAT

  • 24 hour, 365 day Report a Repair system
  • Out-of-hours emergency reporting*
  • Annual site visit & photo report
  • Contractor and maintenance tendering and management
  • Service charge and ground rent collection
  • Budgeting and expenditure management
  • Statutory and best practice compliance management
  • Arrears management**
  • Client reporting and accounting***
  • Insurance management
  • Assistance with legal advice
  • Preparation for service charge accounts

Fee: £450 per flat per annum

* Additional fees may be incurred for works
** Does not include legal proceedings
*** Does not include an end of year certificate

Additional services:

All fees include VAT


  • Additional site visits & photo reports: £84 per visit
  • Ground rent collection for overseas freeholder: £60 per return to HMRC
  • Section 20 consultation process: £300 + 4.8% admin charge on cost of works
  • Section 257 HMO licence if required: £600
  • Consent and licences: £60 for a letter or email, £180 for a formal deed
  • Sales information pack: £240
  • Obtaining additional keys for the communal areas: £30 plus cost of keys
  • Company secretarial fees: £300 per annum
  • Major works management: up to 10% of contractor’s costs*

In the unlikely event there is anything else, we charge £90 per hour.

* We only charge this fee if we become heavily involved in a considerable amount of work to administer the contract.

Landlord compliance & safety services:

All fees include VAT
  • Fire and general risk assessments: POA*
  • Insurance revaluations: POA*
  • Electrical installation tests (EICR): POA*
  • Asbestos surveys: POA*
  • Section 257 HMO licence if required: £600
  • Legionella risk assessment: £78
  • Company secretarial work: £300 per annum

* Fees will vary depending upon various factors, such as the number of flats within a block.

Right to Manage applications:

Get your power back! Rid yourself of expensive and rubbish freeholders or agents. Call us and we’ll explain the basics and sort out the lawyers for you.

There are absolutely no fees from us for our assistance to you. We just want to show you how brilliant we are and (hopefully) obtain your instructions to manage your block for you. Nevertheless, there will be legal fees from the lawyers to consider, of course.

Property management & letting services

Our property management and letting services are run by our parent company Davies & Davies Estate Agents. Davies & Davies are an award-winning and market leading property company. Modest too. Ahem.

If you’d like us to manage your block, as well as let and/or manage your property, we’ll make it easy as pie. One dedicated point of contact, one contract, one number to call. Furthermore, we’ll also give you a discount if you sign up for block management services and our lettings and/or property management services.

Referral fees:

All fees include VAT

We may offer our Clients referrals to other service providers, from which we may earn a commission or referral fee directly from the service provider. This isn’t charged to the Client, so you won’t pay a single penny to be referred!

This is common business practice and won’t be charged to you. However, we think it’s only right to make these referral fees fully transparent.

  • £300.00 (approx.) per referral from Heron Financial
  • £80.00 (approx.) per referral from LEA surveyors
  • £120.00 per referral from Setfords Solicitors LLP
  • £125.00 per referral from Simply Conveyancing
  • Up to 10% referral fee from building contractors for arranging works

You’re not under any obligation whatsoever to use the services of any of our recommended providers. However, should you accept our recommendation the provider is expected to pay us the corresponding Referral Fee. The Referral fee is, of course, separate from your obligation to pay our own fees or commission.

We would never work with a service provider or contractor based upon their referral fee. We only work with service providers and contractors that we believe do an excellent job, are compliant and abide by our Ethics & Good Standards Charter. Have a look at our promise to you here.
